Le lundi 26 janvier 2026, trois actifs immobiliers strat\u00e9giques, engag\u00e9s pour garantir les dettes de la soci\u00e9t\u00e9 Benin Atlantic Beach Hotel SA, seront mis aux ench\u00e8res \u00e0 la requ\u00eate de la Bank of Africa (BOA) B\u00e9nin. Cette audience d&rsquo;adjudication se tiendra dans la salle Ignacio PINTO, situ\u00e9e au premier \u00e9tage du Complexe Judiciaire de Cotonou, \u00e0 c\u00f4t\u00e9 du Minist\u00e8re du Cadre de Vie.<\/em><\/strong><\/p>\n\n\n\n<p>Le d\u00e9nouement judiciaire est proche pour un litige financier dont les racines remontent \u00e0 2008. Bien que les immeubles appartiennent juridiquement au conseiller municipal Kohomlan Gilbert Cakpo Kinkpe, ce dernier agit dans cette proc\u00e9dure en qualit\u00e9 de caution r\u00e9elle hypoth\u00e9caire. Ses biens personnels ont \u00e9t\u00e9 gag\u00e9s pour garantir les engagements de la soci\u00e9t\u00e9 Benin Atlantic Beach Hotel SA, une entit\u00e9 au capital de 10 millions de FCFA d\u00e9sign\u00e9e comme la d\u00e9bitrice principale de la banque.<\/p>\n\n\n\n<p>La BOA-B\u00e9nin, repr\u00e9sent\u00e9e par son Directeur G\u00e9n\u00e9ral Monsieur Abdel Mumin Zampalegre, a d\u00e9cid\u00e9 d&rsquo;activer la vente forc\u00e9e suite \u00e0 des impay\u00e9s constat\u00e9s sur des pr\u00eats et compl\u00e9ments de garanties notari\u00e9s \u00e9tablis en l&rsquo;\u00e9tude de Ma\u00eetre Djamiou Adebo. La proc\u00e9dure a franchi les \u00e9tapes r\u00e9glementaires critiques en 2024, incluant la notification de d\u00e9classement des engagements en f\u00e9vrier et un commandement de payer aux fins de saisie immobili\u00e8re rest\u00e9 sans effet en avril 2024.<\/p>\n\n\n\n<h2 id=\"des-actifs-rares-a-fiegnon-ii\" class=\"wp-block-heading\"><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-red-color\">Des actifs rares \u00e0 Fi\u00e9gnon II<\/mark><\/h2>\n\n\n\n<p>Les biens mis en adjudication se trouvent \u00e0 Fi\u00e9gnon II, dans le 12\u00e8me arrondissement de Cotonou, une zone caract\u00e9ris\u00e9e par une forte pression fonci\u00e8re. Le premier actif est un immeuble urbain b\u00e2ti de 488m2 formant la parcelle b du lot 3566, objet du titre foncier n\u00b0 8874, avec une mise \u00e0 prix fix\u00e9e \u00e0 200 000 000 FCFA. Le deuxi\u00e8me bien est un immeuble de forme irr\u00e9guli\u00e8re de 373 m2 formant la parcelle a du lot 3566, objet du titre foncier n\u00b0 8876, dont la mise \u00e0 prix est de 175 000 000 FCFA. Enfin, le troisi\u00e8me lot concerne la parcelle h du lot 3566 d&rsquo;une superficie de 330 m2, objet du titre foncier n\u00b0 8878, pour une mise \u00e0 prix de 22 000 000 FCFA. Ces propri\u00e9t\u00e9s b\u00e9n\u00e9ficient d&rsquo;un emplacement strat\u00e9gique, bord\u00e9es par des rues d&#8217;emprise de 10 \u00e0 15 m\u00e8tres selon les lots.<\/p>\n\n\n\n<p>Pour participer \u00e0 cette vente, les investisseurs doivent se soumettre \u00e0 un protocole rigoureux incluant une consignation pr\u00e9alable effectu\u00e9e au plus tard deux jours francs avant l&rsquo;ouverture des ench\u00e8res. Cette garantie d\u00e9ductible ou remboursable doit \u00eatre d\u00e9pos\u00e9e entre les mains du Greffier en Chef du Tribunal de Commerce de Cotonou et s&rsquo;\u00e9l\u00e8ve \u00e0 10 000 000 FCFA pour les deux premiers titres fonciers et \u00e0 5 000 000 FCFA pour le troisi\u00e8me.
